3 year Analysis of Windemere San Ramon Sales
It is always interesting to see the historical comparison of what is happening in any given real estate market. I just happened to pull some statistics which seem very interesting.
The market from 2008, observed quarterly till current quarter in 2011. The housing market in Windemere dropped nearly 40% in 2009 but in 2010 it recovered almost 35% in prices.
The prices are expected to go up in the near future. The completion of new homes, lower inventory, lesser days on the market are favorable for price increases.
The number of listed properties from 2008 is down 11% and the number of sold properties is up 57%. This indicates low inventory and increased demand.
The number of pending( under contract) properties from Q1 2008 to Q 1 2011 is up 6%.
Now the prices from 2008 to 2011 shows a drop of 6% which is a huge recovery considering that in 2009, the prices dropped dramatically due to the economic downturn and uncertainty in the market. Quite a phenomenal recovery, I must say !
