New Single Family Home Listings
January to June 2014, Windemere Buying Selling Activity Report: As a REALTOR® who specializes in Windemere, I stay on top of the market by looking at the numbers each month to see what’s happening in the market so I can update my clients. Whether my clients are looking into Buying or to Selling, the numbers play an important part in the Sale or Purchase Price of a home.
Here’s the Market Trend Activity Report for the 1st half of the year, January to June, for New Single Family Home Listings – 2014 so far has a shorter average days on the market than the previous 2 years. We also have a higher average list price than the past 2 years. What’s interesting is that we have a slight decrease in the number of single family homes listed than the past 2 years.
What does that slight decrease in the number of single family homes listed mean to you as a Buyer or Seller? It means that if you are Selling, there is high activity and competition with Buyers to purchase your home. However, it means for a Buyer looking to purchase a home, there is a more competition from other Buyers looking to purchase the same home.

New Condominum/Townhome Listings
The Market Trend for the 1st half of the year, January to June, for Condo/Townhome Listings is interesting – 2014 so far has a shorter average days on the market than the previous 2 years. We also have a higher average list price than the past 2 years. The number of New Condo/Townhome Listings is the same as 2013 and has increased over 2012. The July 2014 numbers will be coming out shortly, but what I’ve noticed is for just the Condo/Townhome market that the number of days on the market has increased for July. The market is slowing just a bit for Condo/Townhomes only. I will continue to watch the trends in the market and use this information to best inform my Buyers & Sellers in the Condo/Townhome market.
SOLD Single Family Homes
Nothing is more important to the Real Estate Market than the SOLD numbers! These numbers show what’s really happening in the market and what Buyer’s are actually willing to pay for a home. These numbers help determine the value of your home and the estimated sale price should you sell your home in the current market.
2014 is shaping up to be an interesting year for Windemere! While the number of Single Family Home sales for the 1st half of the year is down 10% from 2013 and down 31% from 2012, the Average Sales Price for those homes that sold is up 5% from last year and up a whopping 20% from 2012.
The number of sold homes is reflecting the decrease is the number of new listings … when there is less on the market, there is less homes sold. The average days on the market continues to be less than the previous years, so Buyer’s are still quickly writing offers on new listings, which is good for Sellers!
The Condo/Townhome market has seen an increase in the number of homes sold for the 1st half of the year over the previous year. The average days on the market remain about the same as last year. The good news is that the Condo/Townhome values in Windemere have increased 7% over 2013 and an amazing 46% increase from 2012.
