Windemere Market Report March 2014- One of the hottest sub divisions in the east bay, it seems like a lot of people from the south bay and some portions of the Peninsula are descending into this area. Windemere has seen its share of lows and highs on pricing and it is very evident from the inventory coming into the market that prices have definitely taken an upward turn. Houses that sold in the 700’s two years ago are now in the mid 900’s. But still the East Bay seems to be a hot spot for buyers because comparing it to the Silicon valley or Peninsula, it is still “affordable”. It is really a mix bag of sentiments for me because these are the same buyers who were under cutting every home in the downturn to the extent that it seemed they wanted it for free ! And now the same set of buyers are out in droves to buy and lap up whatever is hitting the market !! I am amazed at the market and consumer psychology !
Currently there are 18 active listings have an average price of $1,017,699 or $353 per square foot ( by the time this blog is published many of these would be pending). They have been listed for an average of 11 days.
The 13 Pending Sales has an average list price of $1,130,445 or $341 per square foot. They have been listed for an average of 12 days.
The average listing price of the 11 closed sales in March was $1,135,345 or $330 per square foot. The average selling price was $1,135,773. These homes were listed for an average of 17 days.
The average sold price has risen from February 2014 when the average sales price was $1,037,400 to a March 2014 average of $1,135,345 !!
