Windemere Year To Date Report from 2004-2013
The number of new listings in Windemere increased dramatically from 2004, simply because construction was still going on. 2007 was the peak in list price but with the downturn hitting towards the end of that year, the slide began in 2008. The chart indicates that people who bought in 2004 with an average price of $810,953 are already coming out of the red in 2013 with an average sales price of $900,926. The number of days on market is the same as 2004 !! Demand has increased considerably and will continue on this trajectory.
The number of active & new listings during the last 10 years is being shown on the graph below. There was a slight increase in the number of new listings in 2013 compared to year 2012, but still substantially lower than 2005 to 2011
The number of Pending listings increased substantially from 2004 to 2006, then on an uptick till 2009 and remaining at an even keel till 2013. Compared to the number of active listings, pending sales were much higher in 2012 and 2013 than 2009,10 and 11.
As for number of Sold properties, the highest number was hit in 2010. Mainly because in 2009, we saw a huge influx of short sales and REO’s that closed out in 2010 and the sold price was down.
The Average Listing Price in 2013 went up from $787,875 in 2012 to $879,225 in 2013 for New listings Price- increase of 11.5%.
For Sold listings, average price increased from $769,807 in 2012 to $869,463 in 2013- an increase of 13%.
The Average list price of homes in Windemere went up 2.4% from 2011 to 2012 but a big increase of 11.5% from 2012 to 2013
The average number of days in the market for New listings decreased from 22 in 2012 to 17 in 2013 while for Sold Listings, it went down from 28 in 2012 to 15 last year.
