Gale Ranch offers existing homes and new construction. It includes single family homes, condos and townhomes. There are two elementary schools and a middle school within Gale Ranch and the new and highly acclaimed Dougherty Valley High School is shared with Windemere. Gale Ranch underwater home owners now finally have a reason to sell as the values are going up in strong percentages !
The graph below shows the trend in the number of listings in Gale Ranch for the last 10 years. The number of new and sold listings increased by 33% in 2013 compared to year 2012. This graph does not take into account the new home inventory from the builders.
The Average Days on the Market decreased in 2013. For New listings, it went down from 25 in 2012 to 23 last year. For Sold listings, from 26 in 2012, it became 19 in 2013. There is still inventory being released by the builders but there is not more than one to two releases a month with a few homes every time.
In 2013, the listing price also went up compared to year 2012. For new listings, the average listing price of $727,643 in 2012 went up to $857,436- a solid 18% increase in the list price ! The Average Sales Price in 2013 also increased. In 2012, Sales Price for Sold Listings went up to $849,766 last year from $718,573 in 2012.This increase in sold prices is increasing even in January 2014 with projections of another double digit increase.
