No Competition – Have you been searching for a resale home? Maybe for months or years? Have you put in multiple offers an been rejected every time? Inventory is low and competition between buyers is fierce.
Homes are getting multiple offers over asking, some without contingencies or some all cash. When going to a new home construction community, you aren’t bidding on homes with the builder.
The price is what you see, and having a Realtor could help get you more incentives than you would on your own. If you want that house or plot of land and no one else has put a hold on it, then you can reserve it without competition and it is yours.
Warranties in Place – You don’t have to lift a finger, go to your toolbox or grab a hammer! You’re walking into a brand new home so the builder has certain warranties in place for “fit and finish”, plumbing, heating, AC, appliances etc.
Depending on builder to builder, you have a certain amount of years in which you can call the builder if anything goes wrong and they will come fix it for free.
Ability to Customize – You get to choose all of the details that make up your home from countertops to flooring, paint colors, hardware, carpet and more!
It’s disadvantageous to move into a resale home where the person who lived there before you got to choose all of their stylistic preferences, unless they had excellent taste!
Brand new – easy to sell down the road – Most people prefer a newer home as opposed to an older home. When you buy brand new, even if you sell it in 3-5 years down the road when you need more space for your family, your home will still be considered “newer” and will be attractive to buyers.
State-of-the-art features and materials – Using newer construction materials, new homes tend to be more energy efficient and green, which saves on utility bills down the road.
All of the prewiring, ethernet plugs, ceiling fan, recessed lighting or surround sound speaker opportunities will be built in if you want them there.
Even with security systems, wiring, plumbing etc, you will know that everything is brand new and cream of the crop when it comes to technology and materials.
Modern Stylistic Way of Living – Today’s lifestyle has different demands and preferences than that of the the ways of the past.
Formal living rooms and formal dining rooms are not as desirable anymore, as people want to break down the walls and have one large open living space, where one can cook in the kitchen while watching their kids play in the other room.
Large master baths, open eat-in kitchens, and walk-in closets are a few desirable features of today.
