Windemere San Ramon CA Single Family Homes Market Report 2014.
This 3rd quarter report is showing that single family homes in Windemere are continuing to sell at a reasonable pace although not at the same pace that they were selling in the 1st and 2nd quarters of 2014. As of October 18th, 2014 there are 17 pending and only 11 detached homes active. Selling season seems to be coming to a slowdown, and this is related to seasonal shifts and the fact that prices have gone up over 30% since 2012 and buyers have cooled off. The interest rates came down last week but that has still not spurred a spending spree in the purchase market but the refinance sector picked up fuel.
So far we have seen less homes sold year to date for the 3rd quarter than we did in 2013 and 2012. There have been only 106 homes sold in 2014. Single family homes are getting contracts sooner than the previous years with an average of 15.2 days.
For many homeowners who have been upside down on the values of their homes, single family detached homes have seen an increase of 24% since 2012 and an increase of 8.6% increase over last year. This substantial increase in values has brought many homeowners out of the woods. In fact, many homes in the entry point for first time home buyers are now selling for the same prices in 2006 and some of them even more. The home that sold for $950,000 in 2006 dropped to the level of nearly $700,000 in the downturn but values started picking up in 2011 and the same houses are back up to 2006 levels.
Although it is a good market to sell your Windemere San Ramon home, the homeowners must be careful that pricing should be at a sweet spot for buyers to show interest.
