LET’S TALK ABOUT INVESTMENT PROPERTIES IN SAN RAMON AND THE BAY AREA

Hi! I’m Rama Mehra, the founder and team leader of Asante Realty representing buyers and sellers in the Tri-Valley of the Bay Area. I just wanted to come out here and talk a little bit about investment properties.

RATES ON INVESTMENT PROPERTIES  IN SAN RAMON AND THE BAY AREA

We have a lot of clients who've been looking to purchase investment properties in the Bay Area and even though the prices are coming down I just wanted to come in here and say that the rates for investment properties are still very high. So when you're going out there to purchase something please make sure that you have spoken to a lender. You have spoken to multiple lenders to get quotes from them on what your interest rates are going to look like, what your monthly payment is going to look like.

We are here to help you run some analysis on what the rents are going to look like and then whether you're going to be positive cash flow or break even because obviously in this changing market you don't want to be negative cash flow.

At the moment I've seen that in the Bay Area there are opportunities but then you have to be mentally prepared that for maybe a year or a year and a half you might have to carry the higher interest rate. Eventually you could refinance it down when the rates go down.

WHAT ARE THE INVESTMENT PROPERTY OPPORTUNITIES  IN SAN RAMON AND THE BAY AREA?

So there are opportunities out there. There are not a whole lot of distressed properties in the market but there are properties that are available.

The other thing that I feel for investment properties condos with high HOAs are not the best bet. Probably look for townhouses which are traditional pods or smaller single-family homes or multi-family units. I think multi-family units are the best for investment purposes, but again it all depends upon the budget and the money that you're trying to invest.

So if you want to start small unfortunately you may have to start small with a condo but we are here to help you figure out all the financials, and figure out your monthly payments. Just make sure that you know the condos don't have a very high fees or any upcoming assessment.
