Don’t come to San Ramon, CA looking for a steal on housing as the prices rival those of San Francisco or San Jose. But, it’s great for a safe community, excellent schools, things to do, and access to the outdoors.
Newer homes than San Francisco
The housing prices in San Ramon are comparable to those of San Francisco and San Jose, but the homes listed are quite different from what you’ll find in the city. The median home age was just 32 years as of 2023, with two-thirds of the homes being built during or after 1980. That's newer than San Francisco by several years on average.
Newer homes have multifaceted appeal. They generally require less home maintenance, and less updating as smart home technologies continue to become more common. You also shouldn’t find lead paint in any home built post-1978, which is safer for kids and makes renovations much easier.
You’ll also likely find more modern designs and floor plans, especially if compared to the most historic homes of San Francisco. You don’t get the same historic charm as you would in the Jackson Square Historic District, but you can probably find more parks, soccer fields and hiking trails much more easily in the San Ramon area.

There are plenty of coffee shops, grocery stores, specialty stores, big box stores, gas stations, movie theaters, and restaurants in San Ramon. The Tri-Valley (San Ramon, Pleasanton, Dublin & Livermore), has plenty of places to shop, including the San Francisco Premium Outlet Mall, Stoneridge Mall, Hacienda Crossings & more.
No matter your age, you'll find a wonderful events and things to do in San Ramon. There is a thriving Senior Center & Community Center. There are two wonderful community theater called Dougherty Valley Performing Arts Center and Dougherty Station Community Arts Center w/Front Row Theater. There are two aquatic centers in San Ramon. There are two libraries with fun summer reading programs and events for children through out the year. You'll find plenty of things to do enjoy throughout the year like the annual Art & Wind festival, 4th of July celebrations, Concerts in the Park, Live Music in Restaurants, Farmer's Market, Halloween Celebrations, Diwali celebrations, Tree Lighting and Ice Skating.
Multiple routes to San Francisco & San Jose
San Ramon is a little farther away from San Francisco or San Jose. When you do need to drive to San Jose or San Francisco, it's about 35-40 miles depending on whether you take I-880, I-680 or I-580. Having three highways to get to San Francisco, Oakland or San Jose makes it a little easier to navigate around accidents and construction.
