Homes for Sale in Alcosta Heights, San Ramon

Is Alcosta Heights in San Ramon, CA a good place to live?

Alcosta Heights is one of the more established neighborhoods in San Ramon, CA. You’ll find a mix of housing, a convenient location, and a high school right next door.

Alcosta Heights neighborhood in San Ramon, CA sits adjacent to the high school, next to a dog park, and just down the boulevard from interstates. It has everything a working family needs in a neighborhood.

A mixture of housing options

As one of the older neighborhoods in San Ramon, Alcosta Heights has a wider variety of housing options than many other developments. You’ll find single-family homes, townhomes, and apartments all near each other. Many of the houses for sale are also a little older than more upscale nearby neighborhoods.

Some buyers might shy away from a slightly older mixed-housing neighborhood, but this can certainly work to your advantage if prioritizing cost. Older homes tend to be more affordable, both because of their age and because they’re often a little smaller.

These homes were built between 1969 and 1979, and may have anywhere from 1,000 to 2,400 square feet. That might be slightly less room than the Joneses, but there’s still enough space for a family. Home conditions also tend to be good, as most homeowners in San Ramon keep up and update their residences.

Expect prices of single-family homes for sale to be in the mid-$1 million range, which isn’t cheap but also is much less than other neighborhoods. Townhomes are another affordable option you might consider.

Prime location for families

What you may sacrifice in house, you more than gain in location when buying here. This is a quintessential suburban neighborhood, with streets for playing and a dog park on one end. You’re also just a short walk from other parks, tennis courts, fields, and more.

One of the biggest assets of the neighborhood is California High School, which is immediately adjacent on the non-boulevard side. Close proximity to the high school has obvious benefits when older kids are engaged in extracurriculars. You’ll also appreciate the school's open spaces and courts when exercising, playing with a younger child, or attending any number of events that are held at the school.

In addition to what’s easily walkable, San Ramon’s many restaurants, stores, and other businesses are just a short drive down the road.

Excellent school system

Of course, all of the schools nearby are excellent. Walt Disney Elementary, Montevideo Elementary, Pine Valley Middle, and California High School all have strong academics, along with plenty of extracurriculars. Alternatively, there are plenty of solid private schools should you prefer.

Easy access to the freeways

When you need to head out of the city, both freeways are just a couple of minutes away. Heading north and taking a left will bring you to I-680 North, which goes on to Oakland and then San Francisco (if continuing on I-80). Head south on Alcosta Boulevard, and you’ll be at the junction of I-680 and I-580. From here, the cities of Oakland, Fremont, and San Jose are easy to reach.
