Episode 5: Why do you need to hire a listing agent?
Can you sell your home on your own? Definitely. Will it go smoothly and according to your preferred price? That's another matter. In this episode, Rama explains why there's a need to hire a listing agent who fully knows the ins and outs of the home selling process. Watch it here: Transcript: So you're in the market to sell your property and I've heard this from so many sellers that; “I don't need to hire a full service agent,” “I'm looking for a discount broker somebody who's gonna sell my house for cheap, because guess what all I'm gonna do is put a sign in my front yard and I'm gonna have the agent put it on the MLS and there you go boom I'll have 20 offers sitting on my table.” Is it really that easy? You actually have to ask a listing agent how tough it is to get your house ready for the market to present it in the best condition possible where you have that first 15 seconds of catching a buyer's interest in that home and then marketing it to that extent where you do land up getting a lot of offers. Now discount broker is on one side, experienced agent is on the other side. I'm not going to say much about what the discount services do. That's not my place to say it. I'm just going to speak for myself. We are in that property from day one getting it prepared, making sure all the small small things are taken care of, along with the big ticket items, get all the inspections done, make sure that most of the items in the inspection reports are taken care of, because guess what when the buyer is giving you a non-contingent offer they do want to see all the inspections up front. They want to see what is the scope of work that the seller has already handled or that they have to land up handling the scope of work so those are important things. Now don't forget that even though it is a seller's market, there are buyers out there who will still find ways to get out of a transaction using some kind of excuse or the other. I've had that experience recently where a buyer was just talking nonsense about the seller not disclosing it. We had to get attorneys involved in that situation. Crisis management and knowing how to control a situation that is spiraling out even happens today in this seller's market, these things happen and you need an experienced hand at the wheel that is going to not only prepare your home market your home. That's one aspect but finding the right buyer, making sure it's the right buyer's agent, the right lender, those things are important because when things do spiral out of control the listing agent has a handle over those things and reduces the impact of the stress on the sellers. So today I just wanted to take a couple of minutes to talk to you about the respect or lack of it from a lot of our customers.And we experience that every day and to a great extent, I don't blame the customer as well for not having the trust and respect for the real estate professional that they are working with. WHY IS THERE A LOSS OF RESPECT TO PROFESSIONALS IN THE REAL ESTATE INDUSTRY Because there are so many untrained people in the business then they do cause a lot of problems but at the same time whether they have experience or they don't have experience I think just on a very human level, we need to provide some kind of respect to the other person who's working for you. It's hard for me being in the business for 18 plus years to come across people who firstly I feel are misogynistic because I'm a woman so they treat me differently and I'm not making this you know stuff up. It's happened to me and I know that and the other thing is that they think we're just you know lousy brokers just you know trying to make a commission but all you need is one wrong person who can destroy your financial future and also with vendors. I've noticed that, you know, customers talk to them really badly it doesn't mean that we are uneducated people or inexperienced people or don't know what we're doing. The profession should be the last thing with which you judge people and provide them on an elevated status or put them at the bottom of the rung. A CALL FOR CHANGE WITHIN THE REAL ESTATE INDUSTRY I think as a society we have lost that art of being kind and respectful to others so please do that because you know what if you are kind and respectful to the other person across the room for it from you might end up getting better service from them. If they are a vendor so just keep that in mind just as you would like to be talked to and treated well the other people across the room also want the same. ___ We would love to hear from you. Watch the video here: WHAT'S HAPPENING TO THE TRI-VALLEY REAL ESTATE MARKET? So today I'm going to express my opinion that may or may not sit well with a lot of people. This is just humbly my opinion of what I am observing that's happening in the marketplace. I'm part of a lot of social media Facebook groups and I see a lot of chatter about building generational wealth and people selling coaching to teach you how to do investing. I'm not an investor. I've never claimed that I teach investment classes or I've helped a lot of investors. I really haven't because the trajectory of my career was when I really started my career that's, you know, close to that time is when the downturn actually happened in 2008. RAMA'S OBSERVATION IN THE REAL ESTATE NEWS LATELY And what I'm seeing and hearing silently a lot of the things that are being said in these groups and brainwashing people is a spin of what happened and caused 2008 debacle. They're talking about using leverage from your homes which means refinance full cash out and then go buy another property do the same to the other one. I saw that happen from 2004 to 2006 and seven a lot of people bought properties on speculation in the hopes of appreciation and secondly, good rentals when the market crashed the depreciation went down to even more than 50 in certain areas and the renters ran away and didn't pay. A lot of people faced the same issues during COVID so if you're having the thoughts of being an investor, please make sure that you do your due diligence. You're using leveraged borrowed money to play with. Things can change. Global circumstances can change the lending industry and guidelines can change overnight. The dollar can get devalued overnight so be very careful if you are planning to do the investments. You got to make sure that it's a long-term plan. You've got to be cash-heavy. Don't always use all the leverage because that thing can spin out of control pretty quickly. Just as somebody who's been in the business for about 18 years now, I'm just gonna say I've seen the best and the worst of this market and I'm gonna tell you be cautious with what you do. THE BEST THING TO DO REGARDING TODAY'S SAN RAMON REAL ESTATE MARKET Do not get carried away with the spin because there is a lot of BS being spun around there and a lot of people are getting caught up with it. So be careful. Run your numbers very carefully before you make an investment and it has to be a long-term game. Otherwise you will land up in a situation where you may have to short sell your home or foreclose on it. So be very careful instead of build building generational wealth for your family you could land up actually spoiling your own financial future. ___ Looking for a buyer's agent?
